The Apartment Door Is Usually Older Than Everything Around It

Walk into a rehabbed apartment in the 10032 or 10033 blocks and the kitchen may be five years old while the entry door is the one the building opened with. Those doors are narrow, solid, and carry a mortise lock body set into a pocket cut for that specific lock. Decades of repainting have thickened the edges, the strike has been moved and re-moved as the frame settled, and the cylinder may have been changed a dozen times while the body underneath never was.

That history changes the work. Dropping a modern deadbolt into an old mortise pocket is not a repair, it is a hole in a door. The correct job is either servicing the existing body — cleaning and re-pinning it, replacing worn internal parts, correcting the strike alignment — or fitting a modern mortise lockset sized to the pocket that is already there. Both keep the door intact, which matters when the door belongs to the building rather than to you.

Turnover Means Rekeying, Not Replacing

The single most useful job in this neighborhood is also the least dramatic. When a tenant moves in, nobody can say how many keys exist to that apartment. Previous tenants, their relatives, a super who left in 2011, a contractor who did the bathroom — the honest answer is that the count is unknown, and unknown is the problem.

Modern cylinders can be fitted behind original trim, and worn Deco hardware can often be repaired rather than discarded.
