The Building Stock Decides the Job

You cannot treat a Manhattan door as a generic door. A pre-war walk-up in the East Village has a wood frame, a surface-mounted jimmy-proof deadbolt, and decades of paint bridging the seam. A doorman co-op on the Upper West Side has a heavy fire-rated apartment door on a hollow metal frame with a mortise lockset and a closer. A converted loft in SoHo or TriBeCa has a commercial steel door that was never meant to be a residence. The hardware, the diagnosis, and the right fix are different in all three.

This is why we ask what kind of building you are in before we quote. The answer tells us what to bring and what the job actually involves — a cylinder swap on a jimmy-proof is a twenty-minute job, while a mortise lockset on a metal frame is a different animal entirely.

Commercial Work Is the Manhattan Default

More of our Manhattan calls are commercial than in any other borough. Storefronts along Broadway and the avenues run on Adams Rite aluminum-door hardware; offices run on Grade 1 leversets, electric strikes and master key systems; and every public space depends on panic bars and closers that have to pass inspection. We repair and install all of it, and we keep the fire-rated assembly correct rather than swapping in whatever is on the van.

Doorman Buildings and Co-op Rules

Most Manhattan apartment buildings have house rules about locks, and many require a copy of a new key for emergency access or board sign-off before hardware changes. If you are in a co-op or condo, check your alteration agreement before we drill. Tell us on the phone what your building requires and we will work within it — it is faster than finding out at the door.

For apartments we handle lockouts, rekeys and lock changes when you move in or a key goes missing, deadbolt and mortise upgrades, and smart keypad installs where the building allows them. Car Keys at the Curb

If you have lost a car key in Manhattan, do not tow it to a dealer. We cut and program transponder keys and fobs at the vehicle, wherever it is parked. Street parking rules being what they are, tell us the exact block and any meter or alternate-side constraint when you call.
