Residential Doors That Were Never Residential
In a purpose-built apartment house, the entry door is a residential assembly and the hardware catalogue matches it. In a converted office tower on Nassau or Water Street, the apartment door is frequently the original office door: a heavier leaf, a hollow metal frame, a mortise lockset with a commercial function, and a closer that was sized for a corridor with constant traffic.
Practically, that means the parts are different and so is the diagnosis. A door that will not latch in a converted building is more often a closer or a frame problem than a lock problem — metal frames move with the building and with temperature, and the latch stops meeting the strike. Replacing the cylinder in that situation fixes nothing. We check the whole assembly before touching the lock, because in this neighbourhood the lock is usually not the part that failed.
Fire-Rated Assemblies Are Not Optional Here
Conversions leave a building full of rated doors: stairwells, corridors, mechanical rooms, refuse rooms. Each of those is rated as a complete assembly, and the rating depends on the hardware being appropriate to it. It is common to find that somewhere along the way a rated door received an ordinary residential deadbolt or had its closer removed because it slammed. Both void the rating, and both surface at inspection.

Can you change the cylinder on my apartment door in a doorman building?
Yes, with the building’s sign-off, which most require. Many buildings also ask for a copy of the new key for emergency access. Check your lease or house rules and we will work within them.
