Repair Before Replace — Usually
Exit devices take abuse: deliveries hit them, rods fall out of adjustment, dogging mechanisms wear, springs die. Most of that is rebuildable. The Williamsburg job in April was a full A-to-Z repair of the existing bar — not new hardware. Hell's Kitchen in July was a rebuild of a heavy vertical-rod unit on a door that sees real traffic. We quote the repair first; new Grade 1 hardware only when the device is genuinely beyond service.
Vertical Rod Problems
Vertical rods are the fussiest exit hardware: top and bottom latches have to hit their strikes simultaneously or the door binds. We adjust rod lengths, replace worn top latches, and realign strikes — the same class of work as the Hell's Kitchen rebuild. Concealed-rod devices hide inside the door; we service those too.
Rim Devices and Mortise Exit Hardware
Surface-mounted rim devices are simpler — latch, strike, dogging mechanism — and usually faster to rebuild. Mortise exit devices operate a lock body inside the door; when the internal mechanism wears, we rebuild or replace the mortise case. See panic bar installation when the device is done.
The Door Closer Is Half the Job
A panic bar that releases but a door that does not close means a latch that never engages — security and code compliance both fail. The TriBeCa job in June included a heavy-duty closer install alongside the Detex alarm because the exit door had to close reliably every time. We tune or replace door closers on most exit-device calls; it is rarely "just the bar."
Alarms, Tampering and Unauthorized Exit Use
When staff keep propping the back door or using it as a loading shortcut, an alarmed exit device solves it: push the bar, the door opens, a loud alarm fires. We install and service alarmed devices — the TriBeCa Detex setup is the recent example — while keeping the door fully legal for emergency egress.

Exit device repair sits inside broader commercial door work: leversets, storefront Adams Rite hardware, and maglock releases on controlled entries. One vendor for the whole door means the bar, closer, and lock actually work together instead of each being fixed in isolation six months apart.

My panic bar sticks — do I need a new one?
Often no. Dogging mechanisms, rods, springs, and latches are serviceable — the Williamsburg A-to-Z repair and the Hell’s Kitchen vertical-rod rebuild were both repairs, not replacements. We diagnose at the door and quote the fix honestly.
The exit door will not latch after closing — is that the panic bar?
Sometimes — worn latch or misaligned rods. More often the closer is weak or misadjusted and the door never reaches the frame with enough force to engage. We check the whole system: bar, closer, strike alignment.
Can you fix a vertical rod panic bar?
Yes — that is the Hell’s Kitchen job from July. Vertical rods need precise adjustment; we rebuild them regularly on high-traffic NYC commercial doors.
How fast can you repair an exit device?
Many rebuilds finish same-day. We carry common parts — latches, dogging kits, rod ends — on the van. If the device is obsolete and parts are unavailable, we tell you that on site and quote replacement hardware.
